Meet the Pinehurst Management Ownership Team

Terry Wilson

Terry is the Managing Member of Pinehurst Management. He has over 20 years of experience in Commercial Real Estate. Terry’s background includes property management, acquisitions, disposition, and asset management.

    His track record of success includes overseeing the day-to-day and year-to-year operations of both Market rate and Affordable housing. He has been able to raise rents while improving the physical plant and streamlining operations. Terry’s asset management skills has taught him how to analyze portfolios and recommend strategies to improve financial and physical operations while not losing site of the Owner’s objectives. Terry has developed analytical tools to help better understand a P&L, Balance Sheet, and physical indicators that flag potential future problems so they can be resolved before the property becomes at-risk. Terry trains employees to be proactive and to flag potential problems at the property level before they before they become issues. His analytical skills and experience in commercial real estate has trained him to help owners evaluate market potential for purchase or development of apartments, condominiums, subdivisions, retail centers, and conversions.

Philip D. Hedrick

Philip Hedrick was recently selected as a founding Board member for Housing Independence Inc. (HI), a non-profit organization that has targeted developmentally disabled persons in need of affordable supportive housing.

    Phil received his Master’s Degree in Social Work in 1974 from the University of Missouri-Columbia. He earned a Masters level Certificate in Gerontology from Portland State University in 1997. He was appointed by the Board of County Commissioners to serve on the Washington County, Oregon Housing Services Advisory Committee. He served a total of six years on the Committee.


    Hedrick has provided expert testimony at state legislative hearings at the request of Oregon Housing and Community Services (OHCS) has served on the OHCS Resident Services Committee and was a member of the OHCS Technical Advisory Group charged with revising the agency’s tax credit application and allocation process which completed its work in the spring of 2008. He served as a panelist presenter at an OHCS Annual Housing Conference related to land acquisition strategies.

    For the past five years, Mr. Hedrick has served as President of Accessible Living, Inc. (ALI) a non-profit organization that specializes in the housing needs for persons with physical disabilities.


    Hedrick was recently selected as a founding Board member for Housing Independence Inc. (HI), a non-profit organization that has targeted developmentally disabled persons in need of affordable supportive housing. HI also is a state approved entity to provide supportive services to seniors and persons with disabilities.

A. Paul Johnson

Mr. Johnson’s development experience dates to the 1970’s when he was employed by Vail Associates, Inc., the owner/operator of the Vail resort in Colorado. During this same period, Johnson participated in several private ventures including resort acquisition and condominium rehabilitation and sales.

    Johnson was President of Bowen Securities Company, where he structured equity and debt financing for over 600 apartments in five Northwest States utilizing Low Income Housing Tax Credits. Equity financings included capital funded through Broker-Dealers as well as direct equity placements with institutional investors. Debt financings included pre-development, construction, permanent, and equity bridge loans, as well as bond financings.


    Johnson served as Senior Vice President and National Sales Manager for the Enterprise Securities division of Advest, Inc, a New York Stock Exchange Broker/Dealer. While with Advest, he was responsible for structuring and marketing their Affordable Housing Tax Credit partnership, one of the first publicly offered. From 1984 through 1989 Johnson was Executive Vice President, and National Sales Manager of Sierra Capital Companies, a San Francisco based sponsor of Real Estate Investment Trusts (“REITs”). During his career he has been responsible for funding approximately $500,000,000 in equity for various projects from both institutions and private investors.


    Mr. Johnson’s development experience dates to the 1970’s when he was employed by Vail Associates, Inc., the owner/operator of the Vail resort in Colorado. Mr. Johnson served as Manager of Building and Hotel Development as well as Director of Venture Finance for Beaver Creek, the Company’s year-round resort development a few miles west of Vail. In this capacity, he structured equity joint ventures used to fund hotel and condominium projects. He also served on the management committee directing overall development of the resort. During this same period, Johnson participated in several private ventures including resort acquisition and condominium rehabilitation and sales.


    Mr. Johnson is a graduate of Holy Cross College holding a Bachelor of Science in Economics and Accounting. His Masters of Business Administration is from the Amos Tuck School of Dartmouth College.
